Boutique residential brokerage · Larkspur Valley

Homes witha sense ofplace.

We represent a small number of buyers and sellers each season, so every one gets a principal broker on the phone, honest numbers, and a plan that fits the house.

Our approach

We are not a volume brokerage. We take on fewer homes, walk every room twice, and tell you the truth about price before anyone else does.

Willow & Stone started in a converted mill office with two desks and one rule: no listing goes live until the photography, pricing and prep are right. Twelve years on, that rule is still taped above the printer.

Services

Four ways we help

  • 01Buying

Off-market introductions, a clear read on what a home will really cost to own, and an agent in the room for every inspection. We will tell you when to walk away.

  • 02Selling

A pricing plan built on sold comparables, not hope. Architectural photography, floor plans, a staged walkthrough and a launch timed to the week your buyers are looking.

  • 03Relocation

Moving to the valley from out of state? We run video tours, introduce you to schools and neighborhoods, and line up trusted movers, lenders and contractors.

  • 04Pre-listing prep

A six-to-twelve week plan: which repairs earn their keep, what to leave alone, and a vetted crew of painters, stagers and landscapers to get it done.

About & why us

Small on purpose. Particular by habit.

Most brokerages measure themselves on how many signs they plant. We measure ourselves on how many clients call us a second time. That means fewer files per agent, real negotiating experience on every deal, and no hand-offs to someone you have never met.

We know which streets flood in April, which school boundaries are about to move, and which sellers will take a quiet offer. That is the sort of thing you only learn by staying put.

“If we would not buy it ourselves, we will say so.”

How it works

Four steps, no surprises

  1. 1

    Coffee, not a pitch

A 30-minute conversation about timing, budget and what a good outcome looks like for you.

  2. 2

    The plan

Written pricing or search strategy, with comparables and a realistic timeline.

  3. 3

    The work

Showings, negotiation and paperwork handled by a named broker who answers their phone.

  4. 4

    Keys and after

We stay for the closing table, then remain your first call for contractors and questions.

Questions

Good things to ask

How do you set a listing price?

From recent sold homes within a mile, adjusted for condition, lot and light. You will see every comparable we used and where we think the range is soft.

What does it cost to work with you?

Our fee is agreed in writing before we start, and we explain what it covers: photography, staging advice, marketing and negotiation. No hidden add-ons.

Can I talk to you before I am ready to move?

Please do. Many of our best clients spent a year or two in conversation with us first. There is no obligation and no follow-up barrage.

Do you work outside Larkspur Valley?

We focus on the valley and the three neighboring towns. For anywhere else we will refer you to a broker we would trust with our own family.

How fast can you show a new listing?

Usually within 48 hours of a call, and same-day for homes that match a saved search.
